I found a good door picture and converted it to black, and white, resized it then placed it into the original wall image with the blend mode set to Overlay at 100%.
I added a curves adjustment layer above the door layer and clipped it to the door layer (so that it only affects the door layer) by Alt clicking on the divider line between the two layers.
I then made a copy of just the rusty metal, put a little GB on that and made that the top layer so it covers the lower portion of the door.
