Beside the LAB's Lightness Channel for the Jacket line (Attachment 1), like Phil, I'd also used the Red Channel (tweaked for contrast) for the rest of the selections:
*Shadows Selected, saved as channel and inverted (Attachment 2).
*Highlights Selected (Attachment 3).
*Saved all selections as Alpha Channels.
P.S. I'm going to continue this in my next post since I have more than 5 Attachments....
Go to one of your saved Alpha Channel/selection (in my example I started from the inverted Shadows Selection):
.... That's all there is to it ...

If you run
Filter > Stylize > Find Edges
You will see the bottom right hand corner is the real problem
The ‘Lump’ that Flora mentioned looks to me like a plant in the background
You can clearly see a diagonal line half way up my attachment which I think is where the floor meets the wall. My guess is there is a fern in a pot behind them.
Also on my attachment you can clearly see the end of his jacket at the bottom of the picture and the vertical line of his trousers.
You can also see the buttons on his sleeve.
The rest you’ll have to guess at.
